In short

For major property loss events, Delta Scan provides independent reality capture and engineering quantification to support claims. Drone and ground capture records the damage in 3D, and a registered Pr Eng quantifies the loss and reinstatement scope in claim-ready, signed documentation.

Major property loss events present insurance carriers and loss adjusters with two simultaneous problems. The site evidence must be captured and preserved before it is altered by recovery or remediation work. The scope of loss must be quantified with engineering precision sufficient to support reserve setting, claim negotiation, and subrogation analysis. Both must happen on a compressed timeline.

Delta Scan delivers an independent engineering reality-capture service tuned to the insurance industry. We operate as a neutral party between the insured and the insurer, providing capture and engineering analysis at evidentiary standards. The output supports claim adjustment, repair scope quantification, replacement value confirmation, and where applicable, subrogation against responsible third parties.

When to use it

Typical engagements.

Each scenario below represents a real-world trigger for this service. If your situation matches one of these, get in touch.

Major property loss events

Industrial fire, flood damage, storm, hail, and explosion losses where the scope of damage requires engineering quantification rather than visual estimation.

Catastrophic loss

Multi-million-rand or multi-million-pound losses requiring independent reality capture for both reserve setting and subsequent claim negotiation.

Civil unrest and looting events

Major loss events with multiple sites and rapid timeline. Delta Scan responded to the 2021 KZN unrest with multi-site drone survey covering thousands of damaged premises.

Business interruption quantification

Engineering assessment of asset functionality and time-to-restore for business interruption insurance claims. The geometric and condition data informs the engineering recovery timeline.

How it works

Our process.

A repeatable five-stage workflow. The same disciplined sequence runs whether the site is a 500-hectare mining operation or a single 60-metre bridge.

01

Loss event scoping

Initial scoping call with the loss adjuster or carrier. Scope, site list, access constraints, evidentiary requirements, and reporting timeline. Standard NDA and confidentiality protocols.

02

Rapid mobilisation

On-site capture within 24 to 72 hours for South African losses, longer for international. Capture is sequenced and documented for evidentiary purposes.

03

Multi-sensor capture

Drone photogrammetry for exterior and roof. Terrestrial LiDAR or NavVis VLX 3 for interior. Thermal imaging for fire and water damage mapping. ELIOS 3 for confined-space access where the structure has been compromised.

04

Engineering quantification

Reconstructed 3D model is analysed by a Pr Eng to quantify damage by component, system, or zone. Repair scope is itemised against the affected geometry. Replacement-value calculations are based on quantitative takeoffs.

05

Insurance-grade deliverable

Signed report including 3D digital twin of the post-loss site, damage quantification by zone and system, repair scope itemisation, indicative cost analysis, and chain-of-custody documentation. Delivered through DeltaCloud with role-based access for the claim team.

Equipment

What we use.

Calibrated, sector-matched hardware combined with proprietary software. The capture stack is selected for the asset, not the other way around.

DJI Matrice 400 with Zenmuse H30T

DJI Matrice 400 with Zenmuse H30T

Primary aerial capture. Photogrammetry for exterior damage, thermal for fire and water-damage mapping. Multi-site campaigns at scale.

NavVis VLX 3

NavVis VLX 3

Interior reality capture for accessible damaged buildings. Walking-pace coverage of large floor plates without disrupting recovery operations.

Flyability ELIOS 3

Flyability ELIOS 3

Confined-space and structurally compromised area capture. Used where the building integrity has been affected and personnel access is not safe.

Sectors

Where this fits.

The same engineering discipline applies across Commercial and industrial property, Mining and resources, Energy and utilities, Civil and public infrastructure. The detail changes with the asset class and the operational context.

Commercial and industrial property

Manufacturing facilities, warehouses, retail, hospitality. Fire, flood, storm, civil unrest, and theft-related damage

Mining and resources

Plant fire, tailings facility incidents, ore handling equipment failure, conveyor system loss events

Energy and utilities

Power station incidents, substation damage, refinery process equipment loss, transmission infrastructure damage

Civil and public infrastructure

Bridge collapse, road damage, water infrastructure failure, disaster-event mass property damage assessment

FAQ

Frequent questions.

Direct answers to the questions clients ask most often before engaging.

Are you on the panels of major insurance carriers?

We work with multiple carriers and loss-adjusting firms on a case-by-case basis. Formal panel positions are managed through individual carrier procurement processes; we are happy to engage on that path where carriers have an interest.

Can you cover multi-site campaigns at scale?

Yes. The 2021 KZN civil unrest engagement covered thousands of damaged premises across multiple sites in days, not weeks. Mobilisation scales through our partner network.

How is the deliverable structured for claim handling?

Reports follow a claim-handling-friendly structure: executive summary, damage quantification by zone, photographic evidence indexed to damage zones, repair scope itemisation, and indicative cost analysis. Both the claim handler and the insured's broker can work from the same document.

Do you provide repair-cost validation?

We provide engineering scope itemisation. Translation to actual repair cost is typically performed by a quantity surveyor or building cost consultant working from our scope document. Where required, we can recommend cost specialists in the relevant sector.

What about post-loss change tracking?

If recovery work occurs during the adjustment process, re-capture campaigns can track progress against the original damage baseline. Useful for partial-loss claims, business interruption claims, and disputes over scope creep during repair.

Can the data support subrogation?

Yes. The geometric evidence supports causation analysis where a third party may be responsible. Where forensic engineering analysis is needed (e.g., contractor negligence, product failure), our forensic engineering practice can be deployed alongside the loss-adjusting capture.
